Statewide lookup

UGRC publishes statewide parcel boundaries for all 29 counties, with Land Information Records (county tax-roll attributes) for most counties.2

Looking up a property and appealing a value

Appealing a value
Appeal valuation to the county board of equalization by the later of September 15 or 45 days after the county auditor's valuation notice; board decisions may be appealed to the Utah State Tax Commission (59-2-1004, 59-2-1006).3
Deeds: who holds it
County Recorder of the county where the land lies (29 counties); the recorder endorses, records and indexes instruments and keeps them open to public inspection.4
Deeds: how to search
Use the county recorder's online index/images where offered (e.g., Salt Lake County Recorder Data Services free search by address or parcel; full image access $5 per 24 hours or prepaid data-unit packages) or request copies at the recorder's office.5
Maps: state GIS portal
Utah Geospatial Resource Center (UGRC), gis.utah.gov — State Geographic Information Database (SGID) with free statewide parcel layers for all 29 counties.2
Liens: federal tax liens
Federal tax liens on real property and their discharges are recorded at the county recorder ($40 each).6

Official copies vs look-alike sites

A certified copy comes only from the office that holds the record; reports and "research copies" sold by commercial sites are not issued by any Utah office. How to tell an official record source from a paid look-alike.
