Alaska property records and tax lookups

Who holds it: No county or state property tax office: property tax is levied, assessed and collected by organized boroughs, unified municipalities (e.g., Municipality of Anchorage, City and Borough of Juneau) and some cities. Areas outside organized boroughs form a single unorganized borough with no borough government.1

Looking up a property and appealing a value

Appealing a value
Appeal valuation to the municipal Board of Equalization by filing a written appeal with the assessor within 30 days after the date the assessment notice was mailed.2

More details

Assessor vs treasurer
The municipal assessor values property (as of January 1); collection is done by the municipality's finance/treasury function. Example: Municipality of Anchorage Property Appraisal Division determines the tax base.3
State role
The Office of the State Assessor (Department of Commerce, Community, and Economic Development, Division of Community & Regional Affairs) advises municipalities and publishes the annual "Alaska Taxable"; it does not assess or collect individual property taxes.4
Deeds: who holds it
State, not county or borough: the Department of Natural Resources (DNR) State Recorder's Office records all land documents in 34 recording districts, served by two offices (Anchorage, 550 West 7th Ave., Suite 108, (907) 269-8876; Fairbanks, 3700 Airport Way, (907) 452-3521). Alaska has no counties and boroughs do not record deeds.5
Deeds: how to search
Search the statewide grantor/grantee and location (legal description) indexes online or on public terminals at the Anchorage or Fairbanks office; index covers 1970 to present; pre-1970 documents require the Historic Book indexes. Order copies by mail from any district, via the Online Copy Request (emailed), or by calling the Archives Unit in Anchorage (907-269-8884) for pre-1970 and plat copies.6

How Alaska handles it

  • No counties: Alaska is divided into organized boroughs (some unified city-boroughs) and one unorganized borough with no borough government. County-level record functions are handled by the state (deeds, UCC, courts, vital records, business names) or by boroughs/cities (property tax).8

Official copies vs look-alike sites

A certified copy comes only from the office that holds the record; reports and "research copies" sold by commercial sites are not issued by any Alaska office. How to tell an official record source from a paid look-alike.
